Surface rust on a metal roof can be easy to dismiss. A few orange marks on the roof sheets may not look like much from the ground, especially if the roof is not leaking and the inside of the home looks dry.
But roof rust is one of those things that deserves a proper look. Sometimes it is just a maintenance issue. Other times it is an early warning that the roof is getting older, holding moisture or starting to break down in areas you cannot easily see.
What is surface rust?
Surface rust is corrosion that appears on the outside of metal roof sheets, screws, laps, flashings or gutters. It often starts where the protective coating has worn down, where water sits, or where dirt, leaves and debris have been left on the roof for too long.
On its own, light surface rust does not always mean the roof needs replacing. A roofer may be able to clean the area, treat the rust, replace affected fixings or recommend maintenance to slow further deterioration.
The problem is knowing whether the rust is only on the surface, or whether it has started to affect the strength and watertightness of the roof.
Where the rust appears matters
A small patch of rust in one area is different from rust spread across several roof sheets. The location tells you a lot.
Rust around screws can suggest the fixings or washers are ageing. Rust near sheet overlaps may mean moisture is sitting between joins. Rust close to gutters can point to poor drainage, leaf build-up or water backing up under the edge of the roof.
If rust is appearing in several places at once, it is worth getting the roof inspected rather than assuming a quick patch will fix it.
When is roof rust more serious?
Roof rust becomes more concerning when it is widespread, deep, linked to leaks or appearing on an older roof that has already had years of weather exposure.
You should take it more seriously if you notice:
- rust around multiple screws or roof fixings
- rust streaks running down several sheets
- thin, pitted or flaking metal
- rust near flashings, valleys or gutters
- water stains on ceilings inside the home
- previous patch repairs that are starting to fail
- blocked gutters or leaf build-up sitting against the roof
One sign may not mean disaster. Several signs together usually deserve a closer inspection.
Can surface rust be repaired?
In some cases, yes. If the rust is light and the roof is otherwise sound, maintenance may be enough. That could include cleaning, treating rusted areas, replacing old screws, sealing minor problem spots or applying a suitable protective coating.
But repair is not always the best long-term answer. If the roof is old, heavily rusted or already starting to leak, spending money on patching may only delay a replacement that is coming anyway.
This is where good advice matters. A roofer should be able to explain whether maintenance is sensible, or whether the money would be better put towards a longer-term roof replacement plan.
Why rust should not be ignored in Brisbane
Brisbane roofs cop a lot. Heat, humidity, heavy rain, storms, leaf litter and years of expansion and contraction all take their toll. Once rust starts, wet weather can speed things up, especially if gutters are blocked or water is sitting on the roof longer than it should.
If you are buying a house, surface rust is also worth checking before settlement. It may not stop you buying the home, but it can affect your maintenance budget and give you a clearer idea of what the roof may need over the next few years.
Should you repair it or replace the roof?
That depends on the condition of the roof as a whole. A newer metal roof with a few isolated rust marks may only need attention in those areas. An older roof with rust across multiple sheets, ageing fixings and drainage issues may be a different story.
If you are unsure, start with a roof inspection. It is a much better option than waiting for the first big storm to find out the roof has been weaker than it looked.
