Galvanised iron roofs are still found on plenty of older homes. Some have held up well for decades. Others are starting to show their age through rust, loose fixings, tired flashings and small leaks that seem to come back after every heavy run of rain.

If your home has an old galvanised iron roof, the big question is usually whether it can be maintained for a while longer or whether replacement is the better long-term move.

What is galvanised iron roofing?

Galvanised iron roofing is an older style of metal roofing. The steel is coated with zinc to help protect it from corrosion. When that protective coating wears down over time, the steel underneath can begin to rust.

That does not mean every galvanised roof is a problem. Age, maintenance, roof pitch, trees, gutters, coastal air, storm exposure and drainage all play a part. Two roofs from the same era can be in very different condition.

Signs your galvanised iron roof may be wearing out

Some roof problems are obvious. Others only become clear when someone gets up there and has a proper look.

Common warning signs include:

  • surface rust across multiple roof sheets
  • rust around screws, nails or old fixings
  • flaking, pitting or thinning metal
  • rust streaks running down the roof
  • old patch repairs that are starting to fail
  • leaks after heavy rain
  • water stains on ceilings or walls
  • gutters holding water or rusting along the roof edge

One small patch of rust may only need maintenance. Rust across several sheets is different. That is when it is worth asking whether repair work is still good value.

Can a galvanised iron roof be repaired?

Sometimes, yes. If the roof is still sound and the rust is minor, a roofer may be able to treat the affected areas, replace old fixings, repair flashings or deal with a small leak.

The problem is that older galvanised roofs can reach a point where the repairs become a cycle. One section is patched, then another starts leaking. A few screws are replaced, then rust appears somewhere else. After a while, the roof is still old, but you have spent money trying to hold it together.

That is where a proper roof inspection helps. You want to know whether you are fixing a small issue or spending money on a roof that is already near the end of its life.

When replacement makes more sense

Replacement is usually worth considering when the roof has widespread corrosion, repeated leaks, failing fixings or old sheets that are starting to break down.

It can also make sense if you are planning other work on the home. If you are renovating, adding solar, improving insulation or getting the house ready for sale, an old roof can hold everything else back.

A new metal roof also gives you the chance to address other parts of the roof system at the same time, including gutters, flashings, sarking, ventilation and insulation.

Replacing galvanised iron with modern metal roofing

Many homeowners choose to replace old galvanised iron with modern metal roofing. This can improve the look of the home, reduce ongoing maintenance, and give better long-term protection when installed properly.

The right option depends on the home. A simple low-set home may be straightforward. A steep roof, tight access, high-set property, asbestos risk or difficult drainage can make the job more involved.

That is why it is hard to give a useful price without inspecting the roof. The size, height, pitch, access, existing condition and materials all affect the final quote.

Do not wait until the roof leaks badly

A lot of homeowners put off roof replacement until water is coming through the ceiling. Understandable, but not ideal.

Once water gets inside, the problem may no longer be limited to the roof sheets. Ceiling linings, insulation, timber, paint, electrical fittings and internal finishes can all be affected.

If the roof is already rusty, ageing or flagged in a building report, it is better to get advice before the next storm makes the decision for you.
